You really have to visit to fully appreciate the quiet serenity of Corazon de Oro.
"Corazon de Oro" translates into English as "Heart of Gold".

Corazon de Oro has a delightful beachfront area with 2 mango trees. Everyone exclaims about how wonderful it is to enjoy the shade under these mango trees as they soak in the ocean view. This area is also known as lot 6/NFS on the site plan.
Many people have wanted to buy this lot and build a house. Each of them thought they could keep the mango trees. But that would be impossible.
Our commitment to the quality of the Corazon de Oro community inspired us to take this lot off the market. That is why it is not for sale (NFS).
This will be a community resource. Someplace to gather. We anticipate it will have lounge chairs for everyone to enjoy and perhaps some hammocks and a rancho (gazebo). The mangos are next to the community's beach access. This spot may NOT remain the permanent community spot. However, we anticipate creating some type of community gathering spot closer to the ocean.
Our philosophy is that the beach belongs to everyone. Not just a few lucky beachfront property owners.
Our goal is to have a community where everyone (beachfront & non-beachfront property owners) has full access to the beach.
Therefore, we have designated a permanent 20-foot (6 meters) beach access path for the use of all property owners.
This path is located between sites number 6/10 and 7, as indicated on the site plan.
The entire shoreline of Corazon de Oro is strengthened and reinforced using the same successful method used in Australia. It is a grid network of tethered tires and further enforced vegetation such as beach grass.
As I mention under Price below, this also allows you to safely and securely extend any of the beachfront lots, per the legal limit (approx. 20').
Corazon de Oro is only a 5-minute drive (10-minute bike ride) to the center of the charming beach town of Puerto Armuelles.
However, if you live in Corazon de Oro, you don't have to go into town just to pick up milk or to eat in a restaurant.

Although Corazon de Oro itself is a quiet beach refuge, it is not in the middle in nowhere. You can easily take care of your daily needs without having to spend much time on the road.
Also, Corazon de Oro is further than 10K from the Costa Rica border, so Panama's 10K rule does not apply to it.
If you have a beach vehicle, you can drive onto the beach.
You could also bring your small watercraft, such as a Hobie Cat, down to the beach.
At present, there is no concrete boat ramp, so boats with trailers would need to have beach tires.
The property is on the downwind, down current side of a big sandbar. From January to May, you can anchor your small boat in this bay. One of the photos below shows local fishermen doing just that.
Corazon de Oro has 21 beautiful properties: 9 beachfront and 12 back lots. All of the back lots are a short stroll to the beach.
Ocean Breezes, View & Access Protection
The views, ocean breezes, and beach access are protected by Corazon de Oro's community guidelines. The setbacks and fence regulations in the community guidelines are designed so that ocean breezes are not blocked and residents will be able to see the ocean from various locations, not just from the beachfront lots.
These attractive stroll-to-beach properties are priced to sell at $31,500 to 74,500 each. You can buy Lot 14, with an attractive, but unfinished house, for only $69,500. See the site plan & price chart for sizes & prices for each lot.
Of Corazon de Oro's 9 beachfront lots, 6 are still for sale.
The beachfront lots have 53 to 60 feet of beachfront each. All but 1 of the beachfront lots are deep enough for 2 houses.
And these beachfront lots could be made larger! You can extend any beachfront lot until it is 22.5 meters from the median high tide line. As I mention under Shoreline Stability above, our shoreline is reinforced by the Australian method of a grid network of tethered tires. This means if you do extend your beachfront property, it will be on a stable foundation.
You would need an engineer to come and tell you exactly where that point is for your lot. Our estimate is that you would be able to add approximately 20 feet to each of the beachfront lots. The cost to do so would be approximately $2000 @ $110 per truck of fill.
Our remaining beachfront lots are priced at $74K, $70K or $68K, depending upon size.

We are contemplating putting in a boat launch and storage facility at Corazon de Oro (see site plan). There certainly is the need for one in Puerto.
In order to create a boat launch, we need to complete an environmental impact review and get all the proper maritime permits. Until that happens, we cannot guarantee such a project. However, small boat launching, using trailers with beach tires, is permitted. No permits or approvals are needed for launching a boat using that method.
The bottom line is that market conditions are ripe for a marine facility in Puerto. We don't need to do it ourselves, and we'd be happy to help someone else make it happen.

If you choose not to build a Living in Panama House, you need to comply with our simple design guidelines.
We designed the Living in Panama house specifically for tropical living. Airflow and venting were carefully considered so residents would not be forced to use air-conditioning. The Living in Panama House is a one-story house that comes in 3 models: 1 bedroom, 2 bedrooms, and 3 bedrooms.
The models are easy to adapt to the individual needs and desires of our clients. The Living in Panama house 1 and 2 bedroom model home is 24’ wide by 42 feet long, or 1008 square feet. The 2 or 3 bedroom home is 24’ wide by 54’ long, or 1296 square feet. You can modify the dimensions and overall size, as long as the resulting design complies with the guidelines in this document.

This large view property is on the brow of the hill in the historic Las Palmas neighborhood.
Chiquita Banana built this neighborhood in 1920s-1960s for their top executives.
It is an historic neighborhood in the unique and charming beach town of Puerto Armuelles, Panama.
The Las Palmas neighborhood is made up of large lots and tropical wooden houses on stilts. From this property and neighborhood, you can hear howler monkeys, parrots, and the surf - esp. in the early mornings.
Everyday at dawn and then again at dusk flocks of parrots fly out of the neighborhood and then return in the evening. It gives a wonderful rhythm to your day.
The neighborhood enjoys a member-only swimming pool & 9 hole golf course at a cost of only $10 a month.

This property is in the charming & unique beach town of Puerto Armuelles. It was built from scratch by Chiquita Banana starting in the late 1920s.
Chiquita put its own unique stamp on the town. Puerto has distinct neighborhoods. The ones Chiquita built have a nostalgic feel with their tropical wooden houses on stilts. Because the town was built by Americans it has a different look and feel than other places in Panama.
As I mentioned already, this property is in the Las Palmas neighborhood. The neighborhood Chiquita built exclusively for it's executives. It has the largest lots of any of the Chiquita neighborhoods. It is also a neighborhood with very little traffic since there are no roads connecting Las Palmas to other neighborhoods.
In the video, Google maps indicate you can drive from Las Palmas through the Retorno neighborhood and into the San Vicente neighborhood. But that is not the case. Las Palmas purposely blocks access to its neighborhood. The only way into Las Palmas, by car, is from downtown Puerto. Although, as the crow flies, the waterfront in San Vicente is less than a mile from this property, by car, it is almost 2 miles.
Puerto Armuelles is home to about 25,000 people. It has all the services and amenities needed to such a population. So while you may choose to shop in David, you don't need to go anywhere but Puerto Armuelles to meet your daily needs. David is both the capital of and largest town in the Chiriqui Province It takes about an hour and 15-minute to drive there from Puerto Armuelles.
